Located in the world famous Mauna Lani Resort, The Palm Villas is a newer property (built in 2005) and the least dense with only 44 units sequestered on 6+ acres of beautifully landscaped property. Centrally located it is just steps to the Mauna Lani Spa & Fitness Center with large lap pool, tennis courts, steam & sauna rooms & massage. A 10-15 minute leisurely stroll through the historical reserve & fish ponds to the Beach Club included with the rental that has a restaurant and white sandy beach in a protected bay with some of the best snorkeling on the Islands. Lounge chairs & umbrellas available for your use. Another 15 minute walk to the Shops at Mauna Lani for fine restaurants, shops, and free Hawaiian entertainment. The Shops also has a Gourmet Farmers market with everything you will need to cook up the perfect dinner.
The Palm Villas is a private & quiet gated community with its own waterfall pool, hot tub, and fitness center. Our end unit in F building has been designer furnished for comfort with Asian influences throughout. Located in the living room is a suede L-shaped couch with Sony Bravia 46” HD TV, an additional couch & two chairs, coffee tables and dining room table that seats 8. Large sliders open to the lanai with built in gas BBQ, wet sink, and cabinetry. Lanai table seats 6.
State of the art gourmet kitchen has GE monogram & Profile appliances, granite counter tops, and 4 antique Asian bamboo bar stools. Fully appointed kitchen is a chefs delight with everything you need for cooking or baking, blending afternoon smoothies, or enjoying a glass of wine at sunset.
Downstairs bedroom has twin beds that can be converted to a king. Upstairs master has a 4 post king bed with ensuite bath with soaking tub, walk in shower and double sinks. Master sliders open to a private lanai with views across the lava preservation area and tropical landscape. Second upstairs bedroom has a queen bed and tub shower.
TV’s in master suite and living room. This unit has been maintained in immaculate like new condition.

    We thoroughly enjoyed staying in this property! It was the perfect location for a quick swim in the pool or an early morning snorkel at the beach. The house allowed us to cook meals to enjoy on the patio at sunrise and sunset, while the kids were asleep. And this was so pleasant because the kitchen was nicely arranged and well appointed. Bonus, we spent more family time together compared to hotel rooms! Management company was easy to reach and very accommodating. We are already planning our next visit. Aloha and Mahalo!

    I have stayed here before and couldn't wait to come back. The grounds are beautifully kept and the unit is very spacious, quiet and very very clean. It has everything I need to make homemade meals and BBQ. We love sitting on the patio, sharing our day while dining and enjoying a cocktail with the amazing Kona sunsets. The pool is wonderful and usually very quiet if not empty. Beach access is easy and what a great beach it is! There were beach items we borrowed to snorkel and boogie board. Short drive or walk into the Mauna Lani shopping for coffee/treats/groceries. This unit has a great master bedroom with lani that I fully enjoyed my morning Kona coffee with the sunrise. Soft and fresh linens throughout, lovely decor and comfortable beds and furnishings. I want this to be my home away from home! I will be back, Mahalo!

    Love Palm Villas. Stayed there many times. Management very responsive. Only issue is that the patio furniture needs some upgrading to match the rest of the property. We will be back.

    This property is roomy and has one of the bigger outdoor spaces at Palm Villas. We open the many screened windows for ventilation so we never have to use the AC.

    We were very comfortable here during our 10 day visit to the Big Island. The house was very spacious and had an excellent layout. Many windows were screened and we kept them open whenever we were home. Great air circulation and very quiet. Birds singing were evident throughout the day.The kitchen was well equipped and easy to use. Shopping was nearby and very convenient with a good range of grocery and dining options. There was very good walking access past beautifully groomed golf courses and amazing lava fields to the oceanfront. The beach club beach was a wonderful place to swim, snorkel, or lay in the sun (or shade). We found the walk along the oceanfront varied and interesting because of the fish ponds. The views up and down the coastline were spectacular. Highly recommended.

    This unit in Palm Villas overlooks the lava field between the villas and the Mauna Lani hotel affording privacy, sunrise and sunsets. The unit is fully appointed with nice furnishings. We choose the Mauna Lani property for our Staycations on our Big Island for the Access to the Beach Club and other amenities not found at Kohala resorts.

    The property is beautiful and clean however, the AC was not working. In addition, the electric fan in the living room was not working as well. Called the property manager that Friday evening when we checked in but he returned our call not until Sunday morning. He said there's nothing he can do about it otherwise he'll shut down the property. My family and I made the most of it by staying at the pool majority of the time and opening the windows to air it out. I just think that the manager could've addressed it in a better way by coming to the property to inspect what is wrong and provide repair or send somebody to check it out. I know there are a lot of on call maintenance and repair person around the area and I'm very sure they have a person or company on their list to call in cases like this. Maybe because we were a non revenue guest so he didn't really care if the AC and the electric fan is broken or not and maybe because we are locals. I just hope that the management will take this comment seriously so that they won't loose business.

      Upon hearing the A/C was not working the guests were instructed to make sure all the sliding doors and windows were closed. As they are on sensors The A/C will not come on. I was told they had done so. Our A/C company was dispatched the next day (Saturday) and found that the upstairs lanai door had been left ajar. It was closed and the A/C immediately came on. The refrigerant pressures, temperatures, and operation were all checked at this time. I do not know what the guest is referring to when he talks about me shutting down the unit? I would never make such a statement. He was instructed to shut all the doors to allow the A/C to come on. I was not aware of any further problem until I read this review. We respond to guest complaints as soon as we are made aware. I am perplexed by this review! Respectfully submitted, Mgmt.

    I am a former Travel Agent, and I have many customers with discerning tastes. I would have wholeheartedly recommended this condo to them. It was extremely comfortable, aesthetically pleasing decor-wise (and I am good with decorating and I wouldn't have changed a thing - totally my taste with an Asian flare). There are so many places to go in this condo to get away from others if need be - there are 3 separate seating areas (2 down, 1 up) and 2 separate patio areas (up and down).

    The bedrooms were comfortable - the upstairs 2 bedrooms have their own bathrooms, which is convenient. There is a downstairs twin room with a full bath right outside the door, so convenient if you are bringing aging family members. Every room in the house had a large ceiling fan and huge windows to enjoy the breeze and fresh air of the Trade Winds. There is A/C also, but we didn't feel we needed to use it - even though it was 82 degrees out.

    Kitchen was well stocked - we found everything we could possibly need to create meals (and serve) with. The professional BBQ on the lower patio was SO convenient and we tended to stay home and BBQ each night, enjoy our meal and then sit with a glass of wine and enjoy the sunset from the table!

    As far as the comments of ants - yes, they get in. There are also geckos (which get in - they don't bother you - and they EAT the ants... We had 2 little geckos about 3" long and they would just pop out and watch us once in a while - harmless) You just have to be a bit careful about what is left around. We didn't see one roach. The place was clean when we arrived.

    Also very convenient to the pool - just walk through the garages and you are there. We had it all to ourselves most of the time. Beach Club was great and that comes with the unit. We loved that aspect. There are beach towels, a floatie for the pool, and some beach chairs to use.

    Very comfortable condo. Nicely furnished. A great place for a family getaway. We made frequent use of the well-equipped kitchen and outside grill to cook up some relaxing dinners and watch the sunsets.

    Nice location but needs some TLC. Roaches and small ants in the house. Had trouble with the AC (make sure the Lanai door is properly closed). Even with the door locked the switch would not activate the AC. Towel bar in the upstairs bathroom was missing, the faucet leaked in the tub. A number of the light bulbs are burnt out and there were none in the pantry. Manager responded quickly but the unit just needs some TLC

    This town home was better than expected. It was spacious, comfortable and in a great location. The backyard was quiet and a lovely place to relax and drink coffee and cocktails. The onsite pool was large and lots of fun. And the beach club is the best on the island! We loved staying here on our trip to the Big Island and hope to return very soon!

    WE had a great stay. The condo is clearly one of the nicest in this complex. Well appointed and decorated. Great location to walk over to the pool and an easy walk to the beach and shopping. We also walked over to the fitness center to play tennis. Management company was very helpful to a couple of things that we needed. We had Air conditioning, but did not use it, because the breezes were so nice with windows open and ceiling fans going. We would gives 2 thumbs up to this property, as our entire family of 4 were all very happy staying here.
